Planned condo too big: Bussin

[attach]1102[/attach]Local rep Sandra Bussin is raising doubts about the current feasibility of a proposed condo development in Kew Beach, saying it is too large.

The scale of the proposed project slated for Kippendavie Avenue, exceeds current zoning for the property, and concessions must be made, the ward 32 councillor contends.

“It’s too dense,” says Bussin. “The extra storey plus the mezzanine makes it too high for the area.”

The development is proposed to cover 2,671 square meters of the lot, with one floor of underground parking. The structure plan was reduced from 80 units to 73 units in response to public concerns.

“The density of the development is three times the zoning allowance in the area,” she says.

Senior city planner Leontine Major says the application is still in its preliminary stages, but the issue of density is legitimate.

“There are a lot of questions concerning the scale of the development, and the traffic,” says Major.

Developer Longo Development have also proposed access to the building’s underground parking lot come from a laneway currently used for local residential traffic. Bussin says it will triple the traffic on the route and stress the infrastructure.

In addition, she’s concerned the proposed green space on the condo rooftop also presents privacy and noise concerns for local residents.

“I think an independent study should be conducted,” says Bussin. “There will be modification or we will be at the Ontario Municipal Board, which is expensive for developers.”

The planning report is heading to Toronto and East York Community Council next, followed by a formal public consultation.
